Fort Worth Roofing Installation Buying Guide

Are you considering investing in a new roof for your home? While the initial cost of a new roof may seem daunting, your roofing system should last you at least 30 years and possibly longer depending on the type you choose. Your new roof can significantly improve the energy efficiency of your home, reducing your monthly utility bills–even more so if you decide to enhance your roof with solar panels. You can also expect a healthy return on your investment when you decide to sell your home. According to the 2016 Cost vs. Value Report, a new roof yields a 71.7% return on investment.

Prior to shopping for a new roof, consider these questions to help you find the roofing system that will best meet your needs:

  • Which type of roofing will best complement the aesthetic of your home?
  • What is your budget? Are you willing to consider “faux” options that recreate the look of more expensive roofing systems like slate shingles or clay tiles for a fraction of the price?
  • How important is being environmentally friendly to you? Do you want a roof that utilizes recycled materials (like a rubber roof) or that can be applied over an existing roof (like metal roofing) to minimize the amount of waste you are sending to local landfills?
  • How long do you plan to be in your home? Do you want your roof to last the lifetime of your home? Additionally, how much maintenance are you willing to put in/pay for to preserve the life of your roof?

Fort Worth Climate and Your Roof

Residents of Fort Worth can expect at least 229 sunny days a year. July is the hottest month, with temperatures averaging around 96 degrees fahrenheit. Winters can be quite cool, with an average temperature of 32 degrees fahrenheit in January. Snowfall is nominal–Fort Worth averages an inch of snow a year, but spring and summer storms bring about 33 inches of rain per year. When it comes to selecting a roofing system for your home, you’ll want to make sure that you select a roof that can stand up to the intense year-round UV rays, resist cracking in the winter, and provide the thermal insulation to keep your home cool in the summer and warm in the winter without making your HVAC system work double time.

Solar Incentives–Consider Adding Solar Technology to Your Roofing System

With so many sunny days a year, and generous incentives offered at the utility, county, state, and federal levels, you should really consider adding solar panels to the roof of your Fort Worth home. The eligibility and rules for each incentive program can vary greatly, but your solar-installer should be able to help you navigate all of the available incentives to get your system installed at the best price.

In addition to saving you money on your monthly utility bills, adding solar panels to your home also has the potential to increase your home value by up to $30,000, as well as helping it to sell 20% faster than homes without solar installations. Great news, but what about your property taxes? While a new roof will most likely increase your home value and your property taxes, your solar technology system will not. The state of Texas offers a property tax exemption (Texas Tax Code 11.27) that allows the owners of commercial, industrial, and residential properties to take an exemption from taxation (using form 50-123) for the amount of the appraised value of the property that increases as a result of the installation or construction of a solar energy system.

Roofing Permit Guidelines for Fort Worth

Residential building permits are required for Fort Worth homes classified as one or two family detached homes on individually platted lots. Permits are required for new construction and most renovations. Most likely, your new roof will not increase the square footage of your home, meaning you’ll need a Residential Remodel Permit. Residential Remodel Permits are not eligible for electronic document review at this time. You must apply in person at City Hall. To apply for your permit, you’ll need to bring two copies of complete plans (including site plans), and two copies of the energy compliance documents. Since Fort Worth is home to five counties (Tarrant, Denton, Parker, Johnson, and Wise), you’ll want to visit the official City of Fort Worth website to find the physical address of your local office. For general questions, you can call the City Center at 817-392-1234.
