STAY AWAY! THEY WILL DO WHATEVER THEY CAN TO DENY ALL CLAIMS. LOOK CAREFULLY AT THE EXCLUSION CLAUSE. FINE PRINT. WE SIGNED UP IN FEB, AND AFTER 3 CLAIMS DENIED, WE ARE CANCELLING.

BUYER BEWARE! This company is HORRIBLE. They will do whatever they can to deny a claim. READ CAREFULLY! Section 9.1 of their contract says that they will NOT pay for installation of parts. They will only cover the cost of the part - IF it's approved. I filed a claim on my refrigerator because the door open alarm is going off every 30 seconds, 7 days per week, 24 hours per day. They initially tried to deny the claim because they said it was the door (doors aren't covered). I explained MULTIPLE times that I had completed the troubleshooting with the manufacturer and they said it is the PCB, NOT the door. They saw the word door in the claim and denied it outright. Finally, after fighting with them for 3 weeks (all the while listening to the alarm), they finally authorized a service call, but ONLY to pay for the part. Then, you guessed it, shipped the wrong part to me. When the tech showed up, he said it was the wrong part and now I'm back to the waiting game with them "expediting" it - within 1 to 2 business days (today if Friday). HORRIBLE company. AVOID AT ALL COSTS! William Shatner should be ashamed to endorse them.

They won't even cover a refrigerator gasket replacement, not to mention a sealed system for your fridge. My refrigerator repair mechanic said that their coverage is the worst of the home warranties in all the repairs he has to do. My dad also had a policy with them and they didn't cover an HVAC system issue. They basically don't cover any of the things that will actually break in your appliances.

Not good. They sell well, service is like a robot. I submit claim after claim. Then the repair fails and cannot get them to cover it. Also, I was sold parts and labor. They covered parts, but not labor on last claim. They said “it was not approved”. Could never get someone stateside to work through a not so complex issue. Will be seeking refund. Wish me luck!! Oh, but a few years ago, it was much better. Not sure what happened to them. Gives all home warranty companies a bad name. I did like the last tech they sent out. Jeremiah lead property services. He just could not get them to approve his work. Paid him out of pocket and happy to do so. Will just work with him directly.

I was not impressed with the service I got on my fridge
When the tech came out he could not locate the model number or serial number on the fridge his determination was the compressor in 5 min and they notified select that they were unable to determine how old fridge is and so select just said it was under 10 yrs without knowing either and rejected claim

I wish I could give less than single star. They are a big fraud. Stay away. Please don't fall for them. Each time I call for any problem they deny it for some or the other reason. I feel unfortunate that I moved to them. I was so better off with American Home Shield.

Technician was awesome, quickly responded but he warned me that the problem we had is usually denied. Sure enough it was. My experience is these warranty companies are great for very minor repairs but anytime there is a big ticket item specifically stated as covered, the warranty company will start layering other clauses, poorly defined, as ways to wiggle out of those larger repairs.
My advice: save your money instead of paying these companies. Not worth it.

This is the worst warranty company! They tell you one thing to get you to buy then after you buy plan. You very quickly learn that every part that makes up any system is excluded. If you buy an older house they send technician out same one always to just ask how old unit is and they take picture of unit or system then claim is denied or customer is told system or appliance is only worth Pennie’s on the dollar. Then you try to cancel and get refund. They make you call and then you are transferred to someone else. They keep you on the phone for hours and they still won’t cancel.

AGM Contractors were the servicers for our dryer. They have been here before and have canceled several times, no-shows several times, and required 3-way calls with SHW to get them to respond. We had our dryer stop working and AGM responded this time showing up on time. They (two technicians) were whispering amongst each other, then gave us a verbal report saying parts would be ordered for the dryer not starting, then they left without giving an actual diagnostic report. The next day we received a notice that the technician wrote something different to SHW warranty than what they told us. They take your money, don't give a diagnostic report, then they find ways to deny a claim in the most unusual ways. SHW really wants you to pay for Labor and diagnostics and in some cases, parts. A customer can do that on their own (pay for everything, that is), what is the actual paid warranty for. Take your money then keep it - or a bait and switch. This dryer is a few years old and they are claiming it is 9 years old. Just complete bogus attempts to do anything and everything to keep the customer worn out, keep the customer uninformed, and not show interest in having their contract handled respectfully/properly. AGM contractors and SHW will work together against your contractual interests, not leave anything in writing to you and will have you jumping through loops. Neither are operating in fair business practices and both are very deceptive. Neither the contractor nor SHW is recommended because, of course, in our direct experience.

I am the Realtor who helped the policy holders purchase a home in North Tustin. The homeowners paid for 3 years' Platinum coverage directly from Tony Glover at Select Home Warranty. After 33 days, the homeowners submitted claims and paid $75 for each claim submitted. All claims were denied for ridiculous reasons such as "...your System or appliances needs to be upgraded. Upgrades are not covered per the terms of the agreement"; and for the clothes dryer (broken dryer motor) "...it appears that you do need a replacement. Per section 10, the policy does not cover replacement within the first 30 days of coverage". The claim was filed after 30 days of coverage.
This home warranty policy is completely useless. Select Home Warranty is denying claims under the guise of items "not covered", which is fraudulent. The $75 service charge for each claim should be refunded (or not accepted in the first place). As a local Realtor and Property Manager, I will NEVER recommend SHW to any of our homeowners.
