I recently purchased a home warranty from Select Home Warranty and paid online. Shortly after, I received a phone call to "verify" my information, which turned out to be an aggressive upselling attempt for a 5-year plan because I am a veteran. I declined politely and stuck with the 1-year plan. I was told the policy would activate within 48 hours.
Fast forward to today, I received an email from Greg T asking me to call to "confirm and verify" my order—something I had already done. When I called, Greg was unavailable, and the person I spoke to insisted I wait to speak with him about "outstanding offers." Despite my clear refusal, the representative continued pushing a multi-year plan, then hung up on me when I declined again.
I emailed Greg to cancel my policy due to poor customer service. He apologized and offered to get my annual policy started, but when I reiterated that I wanted to cancel, he hung up. I called the main number and requested to speak to a supervisor. After being placed on hold, a different representative, "Xavier," answered and claimed to be the manager. He assured me he would listen to calls moving forward, but his response felt insincere and dismissive.
This company is a complete joke. Their aggressive sales tactics, poor customer service, and inability to respect my decisions have lost them my business for good. Save yourself the frustration and avoid Select Home Warranty at all costs.

My water heater stopped heating, they sent a tech out from a local plumbing office.
The tech said there is an issue with the internals of the water heater with the gas/air burner.
Said it should be replaced.
Select sends me an email stating any gas related items are not covered.
I am absolutely dumbfounded by how this company operates.
I called to appeal the declination of repair/replacement.
The person quoted a number from the contract that stated no gas related issues are covered.
I explained it’s not a gas related issue feeding the unit, it’s an internal failure of the unit.
Their response was it’s still gas related.
So not only do they take your service fee but then refuse to cover a failed appliance.
I don’t know how they stay in business.
Do the right thing, don’t rip off your customers.
PLEASE STAY AWAY FROM THIS COMPANY

I want to share my absolutely terrible experience with Select Home Warranty and urge potential buyers to beware. The warranty contract is filled with so many exclusions compared to other companies that it feels like nothing is covered.
Recently, my A/C outdoor unit stopped working during the hottest week of the year. A technician was dispatched and determined that both the run capacitor and hard start needed to be replaced, and that the unit was low on refrigerant coolant. However, when the technician began the work, I received a notification that my claim was denied due to the refrigerant clause in the contract.
The technician called Select to clarify that there were additional issues unrelated to the refrigerant level, but the claim was still denied. He mentioned that low refrigerant levels would not directly damage the run capacitor or hard start kit. He expressed confusion about the warranty I purchased, noting that it was very unusual.
Following his suggestion, I contacted Select Home Warranty to resolve the issue, but the representative was unhelpful. When I requested to speak to a manager, I was told that it would need to be scheduled and that someone would call me back. I waited, but no one called. I called again and spoke to another representative, who continued to rely on the contract clause and did not connect me with a manager.
As a result of this situation, I was forced to incur an out-of-pocket expense of $500 for the technician's visit. I consider Select Home Warranty to be a misleading service provider. After reviewing numerous customer testimonials, I regret not conducting more thorough research prior to purchasing a one-year plan. My previous warranty with HSA Home Warranty did not contain a refrigerant coolant leak clause or the numerous other exclusion clauses present in the Select Home Warranty contract, which represent a significant drawback of their policy.

My air conditioning unit failed on June 2, 2025. I filed a claim, and Select assigned a contractor. Days later, I was told they replaced the first contractor because he was “too expensive.” They then sent a second, cheaper contractor who turned out to be inexperienced and unable to properly diagnose or repair the issue.
The 2nd technician came on June 12 and replaced the capacitor, but the system still didn’t work. After my tenant reported the issue again, the technician returned several days later. He said it might be the condenser fan motor, but he wasn’t sure, and also wasn’t sure if he could get the part. He told me he needed to talk to Select. After that, Select denied the claim, saying the unit had “shorted to ground.”
I spoke with the technician directly, and he confirmed he never reported a short to ground. He believed there was a miscommunication between himself and Select.
I contacted Select to dispute the denial, explaining the technician never made that diagnosis. However, I was told that the denial was final, and that I would have to handle repairs myself.
I had no choice but to act. My tenant had already endured 100+ degree heat for three weeks, and Select had failed to resolve the issue. I hired a licensed HVAC technician, who diagnosed and repaired the actual problem — a faulty condenser fan motor — within the same afternoon. It was very easy problem.
I am going through legal steps to ask for reimbursement

Steer clear from this company at all costs. I was previously a customer with Select Home Warranty and had positive experiences; so, when we moved from TX back to AZ we decided to use them again. We began experiencing issues with our stand alone freezer and I filed a claim online. After not receiving a response, I called in regarding the claim. I waited another couple of days then I was advised that they couldn't find a service person in my area and that I should secure my own.
Frustrated I reached out to the community on NextDoor and found a repair technician and he was able to come out the same day (only a $100 call fee vs. Select's $150 call fee). He provided a temporary fix that worked perfectly while waiting for parts. Parts came in within 5 days and he came back to fix the freezer. He fixed it in under an hour. We were so grateful to him because that is our primary freezer and we didn't lose any food.
I submitted the itemized receipt on the claim only to be told that they would not reimburse me because I failed to obtain prior authorization on the fix. No problem... The cost was $358, that was a relatively inexpensive lesson to learn what a horrendous company this is.
Next I call to cancel and was finally transferred to the person who was able to do so. He was pleasant enough and offered to pay half of the repair cost and refund the service fee. I told him no thank you. As someone who has been in insurance for almost 30 years, the company's reputation is on the line when it comes time to indemnify their customer. They failed to indemnify me and there's no coming back from that. I was issued a prorated refund minus a $50 cancellation fee (which they should have waived in my opinion).
This company failed in multiple areas. So... buyer beware!

We have had several claims, first it takes them several days (or more if it is a holiday weekend) to even get someone out to your house, then they claim it is not covered or only a small portion. Our latest claim was for our pool pump, five days later the service guy came out said we need a new pump, it is $2,400 part alone and they will only cover $400 based on one sentence that appears to be related to home appliance in the policy. I've read every section. This company is a complete rip off, we can't even cancel.
