Buyer beware. This company talks a good game, but, as with anything, if it sounds to good to be true it usually is. I purchased my policy after assurances from the sales rep that they covered EVERYTHING, even roof leaks. Three years later I had a problem with my oven. I had to wait 4 days for the technician and he told me it couldn't be repaired. I received a determination the next day that I would receive $200 toward repairing or replacing my oven. Ummmmm, when I opened the policy, I was told the appliances would be REPLACED if they couldn't be repaired and that the coverage was for old and new appliances. When I called about this discrepancy, they said they depreciate appliances and that's all they could offer. Yeah, it's waaaaay down in the fine print of their contract that THEY have the option to give you cash. The sales people do not supply that info.
So I purchased a new oven and sent them the required receipts via email. 2 days later I got a response asking me to resend because receipts were "fuzzy" and couldn't be read. I resent, making sure all info was crystal clear. That was 5 days ago and no response, so I called. The rep told me that he found my reply and would forward it to the back office, then in 5-7 days after they got around to opening it, they would email me a signature form for reimbursement. After that is signed and submitted, I should receive a check in the mail within 30 days. 😡😡😡 After I receive that check, it's bye bye. I'll save the $40/month toward my own repairs or replacement. Why not? After paying the $75 service fee, I'm netting $125 and that's not even considering the premium for 3 years.

This company is a scam! When my furnace heater stopped working, they denied my claim saying that I did not have a maintenance contract in place. I replace the filters every three months myself, but they said this needs to be done by a licensed contractor. I canceled after one year.
You get what you pay for, most of the other reviews are one star with an overall average of 2.3. It would be a lot less if a zero star was possible. I wish I had checked this site before I signed up.

Absolutely the worst warranty company I’ve ever dealt with.
Yes, they claim to have 24/7 customer support, but it doesn’t matter when nothing actually gets done. They promise repairs within 2 days, yet one of my claims has been open for over a month with zero progress.
The technicians they send are clearly not experts. For my garage repair, the technician did an incomplete job, misdiagnosed the issue, and left the work unfinished. The claim was never updated correctly, and I’ve been stuck in a loop ever since.
Every time I call customer service, I get the same useless response: “Please give us 2–3 days.” Those 2–3 days never end. On top of that, they have no proper record-keeping system—every follow-up requires me to explain the entire story from scratch like it’s the first time I’m calling.
There are no supervisors who seem to track open tickets, no one who takes ownership, and no accountability across the board. This company is all promises and no action. Truly a frustrating, time-wasting experience. I would give zero stars if I could.

Company denied claim for parts on my central air that the contract said were covered in the warranty. The technician said a coil was in the attic and that caused the control board to fail. Contacted tec they acknowledged the wrong verbiage and sent new email to select stating it was a updraft unit and the defrost board and relays were totally in different locations, and they still would not review my claim.

As a new homeowner, how are you supposed to provide three years of maintenance records. I provided my home inspection from five months ago showing everything was working. The technician also said the system was not working because of age. Your policy states all items must work at time of contract and then you must have continued service on your items by a licensed professional. Which I will definitely do annually. But I’ve not had that opportunity because I’ve owned the house for five months. Why do you offer this policy to new homeowners if you do not plan on covering any of their items. How am I supposed to reach out to the previous homeowner when I don’t even know them.

I have never had such a horrible experience with any company before! I file a claim on Sunday night for my washer and dryer. I received an email on Monday that the claims had been received yet they had not yet contacted a technician. They requested I contact my own technician, pay them then submit the invoice for reimbursement in 30 days. I explained I did not have the money to do that and that is why I purchased a home warranty. I was told because I was unwilling to contact someone on my own I would need to contact them next week and ask them to resubmit my claim to have it dispatched. I told them I wasn’t unwilling to rather financially not able to. I then mentioned in the legally binding contract that they were to contact a technician in 4 business days due to this being a holiday week. I was told that’s not the process and it could be 10-14 days to contact a technician. They said they didn’t have to notify customers of this. Now they are forcing me to pay another month before they’ll contact a technician for repairs. Such a crock!

For your own sake, steer clear of Select Home Warranty. We bought the Platinum package and were told that all appliances would be covered. After two years of paying for this plan, we filed our first claim for a leak in our refrigerator.
After two days of dealing with extremely poor customer service, a technician finally came out. We paid the $67 service fee, and the technician did nothing.
A day and a half later, we received an email saying the claim was denied because the “dispenser” is not covered under the plan — even though our claim had nothing to do with the dispenser. After multiple calls to customer service, explaining that they misidentified the issue, we got nowhere.
We’re now planning to cancel the policy and request a refund for the unused portion. Terrible customer service and a very disappointing experience. I would not recommend this company.

Scam and fraudsters. Buyer beware. Never pay claims, lie to you on the phone, don't have people to actually fix issues. Tried cancelling and they don't refund money and keep telling more lies. Then they gave my number to scam farms who call constantly after one female hung up on me and told me ild be sorry. They leave emails to call them but send you in hours of circles and never pay claims. I've had multiple experiences with good warranty companies. This is the worst company I've ever seen. Even the technicians tell me to avoid them at all cost and they have never seen them pay a claim. There are multiple lawsuits against them and they are not bbb accredited.
