If you haven't signed up with them, consider yourself lucky. Move on to a warranty company that actually provides repairs for the claims you submit. With Select, they will charge you $85-$100 for a service call, so you will be locked in to their repair "installer" and then they will tell you that they do not cover the "installation" of the claim, just the part. So now you have to come out of pocket to the selected repair technician and they can charge whatever they want for the install because you can't shop it. You've already paid them $100 plus the unchecked cost to install. It's ridiculous. Also if you just purchased the house they can lean on the fact that you don't have previous maintenance records (which you wouldn't have), they can point to the tiniest piece of rust, claim a power surge, point to a minor freon leak which will be the cause of every HVAC issue. This is by far the worst company to deal with. They wouldn't even cover a toilet flapper. Save your monthly charge and find a more reputable company... and if you have already signed up, and you have learned what every person that has dealt with them has... they will absolutely charge you $100 to cancel.

This Agreement does not cover any systems or appliances that have had previous repair or that require repair as a result of improper installation, previous repair, damage caused by any construction activity, improper wiring, inadequate or lack of capacity, power failures, power surges, overloads, missing parts, failure to properly maintain, failure to properly clean, neglect, misuse, corrosion, rust, sediment and any modification to the system or appliance. You are responsible for providing annual maintenance and cleaning by a licensed technician on covered items to ensure continued coverage on such items. Select reserves the right to request prior years (3) maintenance records and/or pictures, without proper maintenance records and pictures the maximum payout on any system/appliance is up to $150.00. For example: heating and a/c systems require periodic cleaning and/or replacement of filters and cleaning of evaporator and condenser coils. Water heaters require periodic flushing. This policy does not cover shelves, door handles, doors, hinges, knobs and buttons, door seals, freon, damage caused by freon leak, displays, latches, timers, leveling equipment, clogged drains or lines, cosmetic issues, gaskets, leak searches, lights, noise, refrigerants, valves, dispensers, INSTALLATION, electrical failures, upgrades.

I’m extremely disappointed with the experience I’ve had with Select Home Warranty. I submitted a claim for a broken AC unit and provided written documentation from a licensed technician clearly stating that the issue was not electrical. Despite this, the claim was denied on the basis of an electrical issue, an explanation that contradicts the facts and violates the terms of the agreement I signed.
Even more frustrating, I was told on a recorded call that a supervisor would reach out to me to resolve the issue. That call never happened. I’ve followed every step, submitted all required documentation, and remained patient throughout the process, but the lack of accountability and transparency is unacceptable.
If you’re considering this company, I strongly urge you to read the fine print and prepare for poor follow-through when it matters most.

DO NOT BUY SELECT HOME WARRANTY – A SCAM THAT ABANDONS THE ELDERLY
My 85-year-old father paid in full for three years of service with Select Home Warranty. On May 31, 2025, when he tried to use the warranty for the very first time—a simple $179 part to fix his A/C fan—he was met with an appalling level of neglect and deception.
Over the past 19 days, he has made approximately 20 phone calls, each time being told no technicians were available in our area (Northern California). Repeated requests to speak with a manager were denied. The representatives were rushed, dismissive, and unhelpful, offering no resolution—only excuses.
The worst part? We are in the middle of a triple-digit heatwave, and Select Home Warranty left an 85-year-old man to suffer without air conditioning in 100+ degree heat.
After getting nowhere, my sister and I also called—same result. They said we had to find a technician that would work with Select Home Warranty. I personally called nine HVAC companies in Chico, California, and not a single one would work with them. Why? Because Select Home Warranty is known for not paying their service providers on time—or at all.
So here we are, nearly three weeks later, and they have done absolutely NOTHING for a senior citizen who paid in advance for coverage.
This company is predatory, unethical, and completely useless when you need them most. They collect your money, then disappear when it’s time to deliver on their promises.
DO NOT GET SELECT HOME WARRANTY. Save yourself the money, frustration, and neglect. Especially if you are elderly or helping care for someone who is—this company will leave you stranded.

Worst home warranty company I have ever worked with. The service fee is high (Even the contractor that came out said it was an unusually high fee) furthermore, they never want to pay for anything. I had a plumbing issue that was clearly covered in my platinum coverage plan that i picked specifically because we were concerned about plumbing in this house. Company says plumbing isn't covered under the plan I selected even after I pointed out it is clearly stated that plumbing is included so I had to pay another company to come out and fix it. My built in microwave stopped working they wouldn't repair it but offer a payout of a whole $100 and the guy on the phone laughed and said "I know it's a low amount and you can't buy a new one for that price but you can pay the difference out of pocket". Dishwasher broke took 6 months of back and forth they sent out the worst contractor ever, collected my "service fee" and never fixed it then finally said we will give you $125 to go towards a new one. NEVER using this company again.

I gave them a one-star rating only because it will not let me go lower. They honestly deserve a rating of o.0001. Page two of their contract says "They will fix or replace any defective item. .... This is followed with many pages of exceptions of items and issues that they will not cover. After reading the many pages of exceptions, my only question is, So just what do you cover?

Most of the service techs they have sent out have been TERRIBLE and that was for very minor things. Now we had our AC fail and they refused to do anything about it because apparently any leak of Freon or any issues that may have been caused by a leak are NOT covered for any reason.

We purchased a 5 year warranty for our newly purchased home & had 3 issues within the first few weeks. We were charged $60 per visit from the contractors & all problems were denied. The excuse given was that the things “weren’t installed properly”. We thought that was the whole point of a home warranty, to cover unknown issues. Besides, we didn’t install the HVAC or pool equipment as we literally just purchased the home. Now we’ve been fighting with them for weeks to get refunded since they’ve proven that they won’t cover even the slightest issues. Avoid like the plague.

If I could give this company leas than 1 star I would. I’ve had this policy for two months and had to file a claim. After filing the claim, I received an email that they needed more information. I was then told that I needed to hire my own technician because there was no technician available. The entire purpose of having a home warranty program is so that you do not have to do that yourself and pay the astronomical fees that come with it. I was informed that they would refund me up to $100 but then I’m paying more than double of what I should be after going back-and-forth with the company over the course of a week and phone calls at 4 AM. They want to try to charge me to cancel the policy. Do not sign a contract with them. They are scammers.

It was May 16th when we first contacted SHW. I am still waiting for my leaking water line to be replaced. Every time I contact SHW they come up with a new delaying tactic. I can hardly understand their words or those of the middle man company that is supposed to send a local person. One person from that company told me that SHW will not pay for freon for my toilet. Seriously, who thinks that people would put freon in a toilet. Another rep said that SHW will not pay for installation of the said replacement toilet and parts. The local contaced plumber said it will cost $600 to replace the toilet and what ever line that is leakinf in addition. However, SHW says they will ony pay $140.00 because of not paying for instalation. It has been 17 days now and we still can't turn our water on. I completely agree that the Select Home Warranty company is a scam.
