I was referred by my realtor and from start to finish it's been a horrible experience. Not a single claim was accepted nor someone sent out in a timely fashion. Constantly told I would recieve call backs and feedback about claims and it never happened. It's a huge waste of money

I thought this was too good to be true. After being reassured by both their pushy salesperson (Chase Reynolds) and their documentation that they will either repair or replace any and all appliances in my home, regardless of age or condition, I went to file my first claim on a 5 year old Samsung Dryer with a burned out heating element. I was only given a $200 reimbursement limit (10% of what I paid for the Home Warranty) to repair or replace my dryer. After calling and speaking with a representative he stated that section 8.3 of the document claims they will only give a certain amount based on the depreciated value of the product.
So if you have older appliances than there is no way you will ever get reimbursed enough to either repair or replace the appliance. Oh, and they charge you an extra $60 every time they send someone out...so my reimbursement about was actually $140.
Again...too good to be true. THIS IS A SCAM. Save your money and put it in a high yield account so you can afford the repairs when they come.

DO NOT go with this company.
They won't even cover a refrigerator gasket replacement, not to mention a sealed system for your fridge. My refrigerator repair mechanic said that their coverage is the worst of the home warranties in all the repairs he has to do. My dad also had a policy with them and they didn't cover an HVAC system issue. They basically don't cover any of the things that will actually break in your appliances.

Not good. They sell well, service is like a robot. I submit claim after claim. Then the repair fails and cannot get them to cover it. Also, I was sold parts and labor. They covered parts, but not labor on last claim. They said “it was not approved”. Could never get someone stateside to work through a not so complex issue. Will be seeking refund. Wish me luck!! Oh, but a few years ago, it was much better. Not sure what happened to them. Gives all home warranty companies a bad name. I did like the last tech they sent out. Jeremiah lead property services. He just could not get them to approve his work. Paid him out of pocket and happy to do so. Will just work with him directly.

Select Home Warranty (SHW) is an absolute scam. I’ve paid multiple service fees (copays), and not one of my appliance claims has been approved. Right now, BOTH of my refrigerators are not working, and SHW still refuses to cover the repairs, every time with some ridiculous excuse.
I’ve tried to cancel and get my money back FOUR times, and each time they either lied or tricked me into staying on the plan, promising help that never came. They are dishonest, unprofessional, and provide zero value.
This company is NOT here to help you. They exist to take your money and leave you stranded when you need the warranty. Do yourself a favor and stay far away from SHW. Plenty of more reliable and honest companies are out there—this is not one of them.

I was not impressed with the service I got on my fridge
When the tech came out he could not locate the model number or serial number on the fridge his determination was the compressor in 5 min and they notified select that they were unable to determine how old fridge is and so select just said it was under 10 yrs without knowing either and rejected claim

I wish I could give less than single star. They are a big fraud. Stay away. Please don't fall for them. Each time I call for any problem they deny it for some or the other reason. I feel unfortunate that I moved to them. I was so better off with American Home Shield.

Technician was awesome, quickly responded but he warned me that the problem we had is usually denied. Sure enough it was. My experience is these warranty companies are great for very minor repairs but anytime there is a big ticket item specifically stated as covered, the warranty company will start layering other clauses, poorly defined, as ways to wiggle out of those larger repairs.
My advice: save your money instead of paying these companies. Not worth it.
