The worst home warranty company ever!
Poor customer service all around coupled with bait and switch tactics to get you signed up. I had 2 policies for 7 months and every attempt to use them was NOT covered except when they gave me $150 (which I’m still waiting on from early May) to replace a dishwasher that cost me $616. The call center just reads a script. Was lied to when I tried to cancel. Please do NOT sign up for this service.
There is also no way to get in touch anyone that is a decision maker or cares about the interests of the company.
This review is a waste of time because leadership won’t read this or try and improve on their 2.5 star rating.

DO NOT BUY SELECT HOME WARRANTY – A SCAM THAT ABANDONS THE ELDERLY
My 85-year-old father paid in full for three years of service with Select Home Warranty. On May 31, 2025, when he tried to use the warranty for the very first time—a simple $179 part to fix his A/C fan—he was met with an appalling level of neglect and deception.
Over the past 19 days, he has made approximately 20 phone calls, each time being told no technicians were available in our area (Northern California). Repeated requests to speak with a manager were denied. The representatives were rushed, dismissive, and unhelpful, offering no resolution—only excuses.
The worst part? We are in the middle of a triple-digit heatwave, and Select Home Warranty left an 85-year-old man to suffer without air conditioning in 100+ degree heat.
After getting nowhere, my sister and I also called—same result. They said we had to find a technician that would work with Select Home Warranty. I personally called nine HVAC companies in Chico, California, and not a single one would work with them. Why? Because Select Home Warranty is known for not paying their service providers on time—or at all.
So here we are, nearly three weeks later, and they have done absolutely NOTHING for a senior citizen who paid in advance for coverage.
This company is predatory, unethical, and completely useless when you need them most. They collect your money, then disappear when it’s time to deliver on their promises.
DO NOT GET SELECT HOME WARRANTY. Save yourself the money, frustration, and neglect. Especially if you are elderly or helping care for someone who is—this company will leave you stranded.

Avoid this company at all costs. They are a complete scam. When something breaks, they do everything possible to avoid paying for repairs or replacement. They sent a technician to look at my refrigerator, and not only did they not fix anything, but the technician actually made the condition worse.
Their response? They offered $200 for a $3,000 French door fridge, claiming its “depreciated value” is all they owe—even though it was in working condition and only recently broke down. Basically, their policy allows them to lowball you with a tiny payout, no matter what the original value of the appliance was.
This company takes your premium but gives you nothing when it matters. Read the fine print — or better yet, go with a company that actually stands behind its coverage. Total waste of money.

Worst home warranty company I have ever worked with. The service fee is high (Even the contractor that came out said it was an unusually high fee) furthermore, they never want to pay for anything. I had a plumbing issue that was clearly covered in my platinum coverage plan that i picked specifically because we were concerned about plumbing in this house. Company says plumbing isn't covered under the plan I selected even after I pointed out it is clearly stated that plumbing is included so I had to pay another company to come out and fix it. My built in microwave stopped working they wouldn't repair it but offer a payout of a whole $100 and the guy on the phone laughed and said "I know it's a low amount and you can't buy a new one for that price but you can pay the difference out of pocket". Dishwasher broke took 6 months of back and forth they sent out the worst contractor ever, collected my "service fee" and never fixed it then finally said we will give you $125 to go towards a new one. NEVER using this company again.

I gave them a one-star rating only because it will not let me go lower. They honestly deserve a rating of o.0001. Page two of their contract says "They will fix or replace any defective item. .... This is followed with many pages of exceptions of items and issues that they will not cover. After reading the many pages of exceptions, my only question is, So just what do you cover?

If I could leave zero stars, I would. Select Home Warranty has been nothing short of a disappointment. Over the past six months, we’ve encountered four separate issues—none of which were resolved. Each time, we were met with a different excuse for why they couldn’t dispatch a licensed professional. The most common? They don’t have any service providers in our area. How can you sell a warranty in a region you can’t even support? It feels like a complete scam. Save yourself the frustration—this company is not worth it.

Most of the service techs they have sent out have been TERRIBLE and that was for very minor things. Now we had our AC fail and they refused to do anything about it because apparently any leak of Freon or any issues that may have been caused by a leak are NOT covered for any reason.

I have never seen customer service as bad as SHW. I submitted a claim for an electrical problem and they never sent an electrician. For 3 months l was told numerous times that l could choose a technician to repair the problem and pay for it then receive reimbursement. For three months l told them l do not have money to do that as l am 79 yo and on a limited income. For three months l was told no technician available. Even when the problem was reported as an emergency and l was afraid my house would burn...no technician was available. I then had to call an electrician to save my house. He discovered that the entire main electrical panel was fried. The quote was $3000.00. One circuit breaker had a short that over 3 months destroyed the entire main panel. Originally it could have been fixed for a couple hundred dollars by replacing the one breaker. I recommend never using this company. They cost me by theirnegligence even though the original technician told them the situation was urgent.

We purchased a 5 year warranty for our newly purchased home & had 3 issues within the first few weeks. We were charged $60 per visit from the contractors & all problems were denied. The excuse given was that the things “weren’t installed properly”. We thought that was the whole point of a home warranty, to cover unknown issues. Besides, we didn’t install the HVAC or pool equipment as we literally just purchased the home. Now we’ve been fighting with them for weeks to get refunded since they’ve proven that they won’t cover even the slightest issues. Avoid like the plague.
