Let me break it down for you. This company operates similarly to Select Auto-Protect, as I had experience with them before and got my refund back. I recently signed up with Select Home Warranty about a month ago and specifically asked them to ensure that every piece of equipment and part was covered. However, a week after the 30-day mark, I started experiencing leaks from my water heater tank panel. When I called to file a claim, I was informed that a plumber would be sent to assess the situation, which they did, and I paid a $75 service fee.
After the plumber sent in the quote, I was shocked to learn that my issue was not covered. They explained that leaks from the water heater panel are not included in their coverage, although they would cover everything else around it. I accepted this since I planned to purchase a new water heater myself, but they still told me that the installation would not be covered.
It seems that regardless of how you attempt to get your claim approved with select companies, they always find ways to deny your claims, primarily because it would cost them too much. I also tried to request a refund, but the representative denied my request. When I asked to cancel my policy, he informed me that the department was too busy to assist me.
In my opinion, this company does not deserve to be ranked among the top five home warranty providers in the country. I will be posting my complaint on all review sites, including the Better Business Bureau (BBB), and sharing my experience with others.

When I submitted a claim for a broken water heater, they found every excuse to deny it, citing "pre-existing conditions" and other fine print that was never made clear when I signed up. I also had a similar experience with a claim for my air conditioning unit — it took weeks to get a response, and when they finally did, they rejected it, again citing exclusions that weren’t explained during the sales process.
Their contractors are subpar, and appointments are hard to schedule. I ended up paying for most of the repairs out of pocket because they cover almost nothing. I don’t normally write reviews, but thought I should warn people not to use Select Home Warranty (SHW). I filed two separate claims with SHW; one in January 2024 and the second in August 2024. The request for repairs were small plumbing issues (clogged drain & running toilet). Each time I received a email stating their technicians were backed up at the moment (for both claims) and that I had the option of securing my own service provider to come and diagnose the issue. (Note: I live in a large city, so there should not have been an issue finding a provider). SHW said if I choose to use my own service provider that I would have to print the form SHW sent me and submit the form and cost to SHW and if the cost was approved, I would be sent a check. First, I don’t know any plumbing company that will come our several times for small plumbing issues and second, it meant that I would have to pay the plumber out of pocket and then ‘if’ approved I would be sent the monies I paid. For both claims, no one was ever sent for repairs. I did receive a call for second claim asking if I had found anyone. I have a home warranty so that I don’t have to ‘find’ a reputable provider and that the provider that home warranty company sent would be a reputable provider and they would send the bill to SHW. I was extremely disappointed at the lack of service that Select Home Warranty provided. My contract ends in September and I have received at least 7 to 8 emails and two phone calls asking if I wanted to continue with my contract. I did not receive this much attention when I was needed service. I would advise anyone considering Select Home Warranty to not use this company.

I was guaranteed that service in my rural area was no problem when I signed up. Just a few months later and I'm in week 3 with a bad water heater. They are now expecting me to pay for a plumber to evaluate then install and I would be refunded the cost. Looking at other reviews of no reimbursement, I can't trust that they are any more honest. They're not willing to refund my membership and I'm sick with no service and no hot water because I can't afford to front the cost. I'll be filing a complaint with BBB and my state Attorney General. Please think twice before signing up!

I am beyond frustrated with both Select Home Warranty and Mosqueda Refrigeration LLC. I submitted a claim in August for my A/C, and it’s now September—I still have no air conditioning in 120-degree Arizona heat. The first technician from Mosqueda never showed up, and despite repeatedly asking for a new service provider, Select kept sending the same unreliable company that failed to show up multiple times.
Mosqueda initially claimed they came on a day I never selected, and after showing proof, they finally promised to come. When they did, the technician couldn’t do anything because they needed authorization from Select. Now, after waiting days for them to come out, I have to wait even longer for authorization approval, followed by another wait for Mosqueda to (hopefully) return.
Select Home Warranty even tried to deny my claim, saying the unit was installed wrong. My A/C has been working for seven years—if it had been installed incorrectly, it would have failed long ago. It’s clear this was just an excuse to avoid covering the repair.
I’ve paid for this service expecting reliable support, yet I’ve faced delays, poor communication, and a complete lack of urgency, even though my husband, who is disabled, is suffering in this extreme heat. What makes this worse is that when I decided to cancel, I was told I’d have to wait 2-3 hours just to speak with someone to cancel the warranty! It’s ridiculous how hard it is to even stop using such poor service.
Select needs to hold their providers accountable when they fail to serve their customers. Mosqueda Refrigeration has been unreliable, unprofessional, and completely lacking in accountability. I’ve already reported both companies to the Better Business Bureau and strongly advise others to avoid Select Home Warranty and Mosqueda Refrigeration LLC.
This entire process has been a nightmare, and I wouldn’t wish it on anyone. Save yourself the trouble and avoid these companies entirely.

Select Home Warranty does not fulfill what it sells. I have had contracts with other home warranty companies and had very acceptable service. I changed to Select due to price increases with my previous company. At my firs claim with Select it was disapproved. Do NOT do business with Select Home Warranty.

This company is not to be trusted. They took over a month to send out an electrician and left us with only half the power in our home working. In addition the left our 2 small children for days without hot water and refused to cover our hot water heater. Please do not use them. Look at their reviews on Facebook and the BBB first. Their web page reviews are fake.

I would only pay $75.00 deductible fee. Around August 2024 I had a leak in two bathtubs, I placed a service request. Later the service technician explained to me that I would have to pay $75.00 for each individual toilet and I also had to pay the labor cost approx. $300.00. Select Warranty would only pay for the cost of the parts.
I cancelled the service request; my neighbor purchased the part at Home Depot, and I only paid $20.00 for the parts. I contacted Select Home Warranty to cancel my home warranty plan, I was charged $75.00 for cancelation. I will never trust this company and I will never recommend it to my worst enemy.
