They accepted my claim request to replace an actuator on the pool equipment which was covered in our contract. They then sent someone out, I paid the service call fee and they denied the claim. I then called and asked why they didn't deny when I submitted the claim and asked them to refund the service call fee and they refused. Just another 'home warranty company scam' these just aren't worth the money anymore as their model is to take your money but never pay for repairs.

I was sold a policy stating I would have a single point of contact. I was told they would get technicians in a timely manner and the lies continue. They prayed on me because I am military and then once they sold me the policy it has been nothing but problems. They never call back. There is no supervisor and no actual single point of contact for the contact line they said.

My 1st claim with them did not give me the, they care, they want there customers to be happy.
What they do give is, can't find a tech, you find one and do all the work, then we did not approve that, sorry we can't help you, you did not follow number 7 of the policy, we draw a hard line and stick with our policy, we will not approve or help you in any other way, I don't care it was your 1st claim and it was only 115 bucks.

I filed a claim with Select Home Warranty in April 2025 for a broken dishwasher. It is now June, and the issue is still unresolved. Despite multiple technician visits and having reached the repair dollar threshold, the appliance remains non-functional. I was ultimately told I would need to pay out-of-pocket for a replacement — completely defeating the purpose of having a home warranty.
To make matters worse, the Loyalty department chose to argue with me rather than help resolve the issue. Instead of offering real support, they seemed more interested in debating my concerns than fixing the problem.
This experience has been frustrating, time-consuming, and a complete failure in customer service. I’ve canceled both of my multiyear policies and am now waiting for prorated refunds. Based on my experience, I strongly recommend others avoid Select Home Warranty if they are looking for dependable coverage and responsive service.

Absolutely the worst company in the world. Better read the fine print. The sales staff will lie to you and the company will back them. the fine print literally say if there a mechanical breakdown that what ever the warranty covers is voided. If you ac goes out and it needs to be replaced they will only pay up to $3000 for replacement cost. If you appliance goes out the will on pay up to $300 for replacement cost. The sales person that signs you up will never answer a cal. If you ask for the sales call recordings they will refuse to give them to you. BIG BUYER BEWARE. THIS COMPANY IS A HUGE SCAM AND A RIPOFF.

This company is a complete scam. If I could give them zero stars or negative stars I would. Don't waste the time or money. I paid the fee for 14 months of coverage. Developed a leak in my second story shower leaking into my kitchen. File a claim. Follow up with a call center from India where I could tell the rep was reading from a script.
The instructions were "Our dispatchers tried to contact our technicians but they are not responding/backed up. We encourage you to find your own and we will pay you back..." I've heard this before and already know this results in me not getting paid back.
So to fancy them I did look in my local area for a technician willing to work with them. Many in my locality will work with warranty companies... just not this one due to past experiences. That sure says a lot. Next time I am going to call around to various vendors and ask who pays out the best when searching for my next warranty.
At this point I was completely better off NOT paying the premium and placing that money in a savings account for future disasters. This company WILL NOT send anyone out. Quick to take your money though. I have emailed them several times only to get the same played out script. Now just imagine that script when I start sending bills and invoices. Save your money!

There is this section 8 of policy that says the repair or replacement of claim is settled under the depreciation value of the appliance. That means, you will *never* ever get any appliance repaired or replaced after the first year. You will be settled with a mere small amount by saying "Repair / replacement cost is way over the appliance depreciated value"
When selling this warranty, the salesman never told me about the depreciation formula.
This Select Home Warranty is a scam. It looks cheaper, low service call fee, but you will never gets settled with a decent amount. Please stay away from this and save your money. Don't pour your money into the drain called Select Home Warranty. My sincere request. Discourage this company.

I have had a plan from Select Home Warranty for 3 years and 3 months now. In March 2025 we put in a claim for the first time on our water heater. We didn't hear for a couple weeks or so and we called back. They SAID they tried to get one of their techs, but that all of them were backed up and unable to service us. In the mean time, according to them, our claim had expired, so, they put in a new one with the same results. However, a third call we made, they said that we should get our own tech and they would "reimburse" us. Our tech said that our heater was too old and needed to be replaced. We told SHW that we were senior citizens on a fixed income and that we couldn't afford to pay for a new heater and that we were paying them to do the work. Besides, how do we know they would live up to the offer of reimbursement? Anyway, long story short, they ended up telling us that they could not honor the claim per our plan and dropped the claim. Had we known what kind of people they really were, especially after reading some of the other complaints, we would not have gotten mixed up with them. Consumers out there, please beware of these people.

Not worth the money, they don't even do a simple repair. The fan motor on the outside AC unit is bad. They sent out a repair service, that service verified and sent in the report twice. They warned me that Select Home Warranty is a scam and that they will simply say they will send a $150 reimbursement. 2 weeks later and that is what they say but they don't even tell me how or next steps.
The prior home warranty company that I used did simple repairs already on the HVAC without any issues and in a timely fashion.
Don't bother with Select Home Warranty.

This company is so corrupt that I have to assume the positive reviews are fake or paid for. I got a 3 year warranty $1200 and my AC system failed after about a year for my first claim. They sent out a shady no name electrician with all negative reviews online and an 'F' Better Business Bureau rating. He did very little testing, just told me the system is old and needs to be replaced. He never tested electrical. I had 3 other HVAC companies come and tell me the coil was bad, and system is old, should be replaced, nothing else wrong. Then Select Home Warranty tells me my system is failing because of a "short to ground", and what do you know, that's the one thing not covered under warranty. I got a text from their own electrician telling me they are lying and there is no short to ground. But the electrician told me he does alot of work for them (conflict of interest maybe?), and they forced him into a fake staged phone call to change his story, and tried to use that against me. Every HVAC co that came out also said no short to ground, they are lying. Insurance fraud actually. I sent a video to Select Home Warranty, showing the actual electrical test from a legit HVAC co, proving no short to ground, and I sent the text from their own electrician telling me they are lying, no short to ground. They said they still going with that and won't pay. I disputed with CC co and won because of clear criminal insurance fraud, got my money back. STAY AWAY from Select Home Warranty. They are criminal insurance fraudsters, no exaggeration.
