Highly competitive rates. Brian and Ryan were great at explaining every step of the process as well as willing to work with me on the bid.
The owner wants to be as transparent as possible so actually seeing the breakdown of the costs really helped my understanding. I appreciate their great service and general service.

We had Yancey company do a complete roof replacement. Very, very happy with the work and the guys they had to do the work. Stripping the whole roof was about four hours putting the new roof on with gutter guards and ridge vents was a lot of work. They even covered the roof because of rain prediction. Every day end of the day they cleaned up their entire mess completely blew off the patio around the side of the house. The guys were great. The roof is great. The office worked really well. I have been a contractor in Sacramento for over 40 years and the Yancey company has always done a great job.

Brian Crane, estimator for Yancey has been very thorough. His explanations are easily understood and he has been very patient with my questions. His bids are very close to the other companies but his explanations have been more thorough and complete. Incidentally a dear friend just had a new roof completed by Yancey Home Improvements and they have been very pleased with all aspects of their roofing job and gave them a high recommendation too. Thank you Brian …and Yancey. I’m looking forward to getting my new roof.

Yancey was awesome to work with. My estimator was Brian Speaks, and he made the entire experience simple and enjoyable for us. There was no high pressure sales, and Brian went out of his way to make sure we got exactly what we wanted and needed. His pricing was fair, and he helped us get financing right on the spot. If I would provide more than 5 stars, I would.

Yancey team did a great job to design a custom patio cover to replace previous patio that had a very unique geometry. Installation was excellent, the crew lead (Oleh) was very focused, worked hard to get it done, and did an superb job. Would highly recommend this team.

For at least five miles while heading east on Highway 50 between Howe Avenue and Bradshaw Road on February 5, 2025, I personally observed and recorded on my dash camera this employee of Yancey Home Improvements, Inc., recklessly weave the company car he was driving across several lanes of traffic, without even signaling his intentions to surrounding drivers, while driving at least 80 mph in the 55 mph work zone clearly marked for everyone to see. I took this photo at the Bradshaw exit off Highway 50 as we were waiting to turn left onto Bradshaw. As you can see, the driver isn't even sitting in the car like an alert, responsible driver. Instead, he looks like he's laying back in the car playing a video game. If I was his boss, I'd be calling this employee into my office to answer for his misuse of company time and equipment to endanger both himself and other drivers.

The inspector said that Yancey did a good job with the roof install. However, I feel that I was greatly overcharged with a change order for dry rot repair and chimney flashing installation. Five sheets of plywood, nails, misc. wood, and chimney flashing cost me $3,000....no individual item cost breakdown was given because it is their policy not to do that. My estimate of cost didn't even come to $1,000.

Yancey did a WONDERFUL job on our roof. Very professional with initial contact & during the process. Always on time & went above & beyond their call of duty. Once they were finished, no loose materials or nails were ever noticed. I'd have them to do ANY other project on our home.

Recently had our roof done by Yancey. Although we are satisfied with the work, we feel completely blindsided about the price.
We came to an initial agreement about the price and this was what was signed into the contract. Before they start the project, they send a guy over for “inspection” and my husband had mentioned some things we wanted to do like trim the eaves. Never told us this would be an additional cost and this was mentioned to them WAY before they actually started!
They do the tear off and then this guy comes telling me it’ll be an extra 9 thousand dollars!!! What were we supposed to do at that point when our roof is already missing? They knew exactly what they were doing. They could have given us an estimate long before they touched our roof!
The other thing they charged us for is to upgrade from 5 to 7 inch gutters because he hadn’t seen we needed 7. Yet somehow we had to pay for something he overlooked???
We got approved for a loan and we were about 9k under the max. And what do you know, we end up maxing out the loan after the “inspection” after tear off when our hands are tied. They were planning to do this all along.
We chose Yancey because we liked they do a variety of things and we have a fixer upper that will need more done to it but we will not be doing business with Yancey ever again. The work turned out okay but we could have gotten a good job done for a quarter less.
We should have seen this coming when we called the salesman and he told us he had been laid off. Be warned, you will be paying a premium for them being slow. Have told everyone around me to stay far away from Yancey!

Buyer beware! Brian came out to inspect my roof and give me an estimate. He offered a 20% discount if I booked then. He stated they had a in-house crew and needed to keep jobs booked. So I asked about dry rot. Brian said he didn’t see any and if there was any, it wouldn’t be much. Repair would be materials and $108/ hour labor. Sounded great!
Start date came, old roof removed and new materials placed on roof. Then Max, crew supervisor, says $4500 in dry rot repair. What! 5 sheets plywood, 3 boards and a piece of flashing needed. I question how less than $1000 in materials required $3500 in labor. Max said he couldn’t give a break down and that was price. Take it or leave it. So, the supposed discount was recouped by the overpriced repair.
