PUT SOME PREDICTABILITY BACK IN YOUR BUDGET.
Protecting Your Largest Investment
How It All Started
Buying a house can be exciting, but also kind of scary. Back in 1971, we decided to make that process a little less scary by founding the home warranty industry. Before American Home Shield, there was nothing to protect homeowners from the expensive and unexpected repair and replacement costs that are inevitable with home ownership. Things like having the stove or washer stop working at the worst possible time or having the A/C quit in the heat of summer. We decided to change all of that and founded the home warranty industry.
Our Commitment Continues
Today we're the undisputed leader in home warranties, helping to provide peace of mind to millions of homeowners, regardless of the age or condition of their home. That doesn’t mean they don’t have any! Be sure to ask about any current deals when you receive your free quote.
Despite paying for a full year, the one time I submitted an HVAC request, AHS failed me. I submitted the request multiple times through their website and even received email confirmations, yet when I finally spoke to someone, they had no record of my request. I also tried using their chat feature, but the information I received there turned out to be incorrect.
When a technician finally came out, AHS was supposed to send a quote for replacing my old HVAC system. I’m still waiting. It took far too long just to get someone assigned to the job, and the lack of follow-up has been frustrating.
Needless to say, I’m now looking for a better home warranty provider—one that values customer service. If you choose AHS, I hope your experience is better than mine, but based on what I’ve seen, good luck.
We opened a service request for a Miele dishwasher, which obviously needs a technician who understands appliances. Instead, they dispatched a hardcore plumbing service with zero experience servicing dishwashers. That alone tells you how broken their system is.
When the dishwasher finally broke down, their answer was not a proper repair or a comparable replacement. They tried to replace it with some unknown, low-quality brand. That is not acceptable when you are paying for coverage on a premium appliance. We replaced the unit using our own money.
Then comes cancellation. There is no real or straightforward way to cancel. To make it worse, they even give out a phone number supposedly for cancellation that actually routes you to a retirement solutions service. That alone should raise serious red flags.
Calling customer service is another ordeal. You wait for hours, if you get through at all. They have collected plenty of money from customers but clearly have not staffed enough people to support them.
They also advertise a messaging chat option. In reality, no one responds. The chat just times out and closes on its own. It feels designed to wear you down so you give up.
After countless calls and no resolution, the only option left was to call my bank and stop all future payments. That is how bad it got.
This company feels predatory. Unqualified contractors, forced replacement with inferior brands, misleading cancellation information, and no real customer support. I honestly do not understand how they are allowed to operate this way.
Sharing this so others know what they are getting into before signing up. Please avoid this company.
My only frustration has been with how some required labor is categorized. In a recent garage door repair, a covered torsion spring replacement could not be completed without a required balancing step, which was billed separately and not disclosed as optional. This felt like an accounting distinction rather than a practical one.
Overall, the warranty has value — especially for older homes — but customers should be aware that some necessary steps to complete a repair may not be fully covered and should ask detailed questions upfront.
