They cover just about nothing.
I had more than a dozen service requests. I think only one or two of them ever got resolved.
I had a smart thermostat that costs around $1000 (came with the home). When it went bad, they offered me a $40 replacement thermostat with none of the smart features.
Each request, even the ones that did eventually get covered, took weeks of back and forth with the warranty company and the contractors. They take forever to approve any and don't keep you informed during the process.
You need extreme patience trying to contact them over the phone. Their automated system will do everything it can to funnel you into using it to schedule a new request (which incurs a cost) rather than talking to a person. Expect to spend at least 5 minutes getting to a person each time.
Many of the contractors they use also don't prioritize communication. You'll need to spend considerable time tracking down answers and listening to both sides saying their waiting on the other.
Their website is unreliable. I can't see any of my recent claims. The latest claim I can see is from 11 months ago.
I recommend if you have these guys that you talk to a person every single time. Even the people will put in a service request for things that your policy doesn't cover. So be certain to confirm that your policy covers what you're asking for, because they'll charge you to send someone out regardless of coverage.

The company responding to my review and asking to call them gave me hope, but a total waste of time! Bottom line is that our warranty is supposed to cover leaking pipe repair once exposed. We did as requested, had a leak detection team confirm leak location and had a contractor remove the cabinet, drywall, insulation, etc which cost ~ $1400 so that the plumber could come back out for the repair that was covered under warranty. However, FAHW did not pay for the pipe repair which was ~$600. They only offered to submit a request to refund a "portion" of our service fee which if approved would be $47.50! Useless warranty!
I had a plumber diagnose a problem, then called them to find out if it was covered. I was told it was. They sent someone out for a different reason, apparently, and my claim was denied. Was then subsequently told that even though they said what I knew was wrong would be covered, in my case, it's not covered.
I also called them from a broken heater in the middle of winter with two small children, and the only company they could send to me had a five day wait. So I paid out of pocket for someone to come and fix it.
They're useless, they gaslight, they're incompetent, and they don't cover anything.
The property is occupied by tenants with a five-week-old infant and a four-year-old child, making restoration of heating an urgent necessity—a circumstance repeatedly communicated to First American Home Warranty. A service request was submitted on February 8, yet a technician from Air Experts HVAC was not dispatched until February 10. The technician recommended full furnace replacement and left the unit disassembled and electrically exposed pending approval. Despite authorization being issued, repeated documented attempts to schedule repairs received no response from the contractor.
Nine days after the claim was opened, and with the property still without heat, we were informed that substantial electrical and structural “modifications” — deemed outside contract coverage — would be required at significant owner expense. An independent contractor subsequently confirmed that the furnace was not repairable. When we requested authorization to engage an alternative contractor, First American Home Warranty refused and instead offered a cash-out option, promising an estimate within 24–48 hours. After further delay, the company ultimately offered a cash payment of **$140**, an amount wholly inconsistent with the approved scope of work and the actual cost of restoring heating.
The handling of this claim reflects a failure to provide the protection and good-faith service reasonably expected from a home warranty provider. Rather than delivering the peace of mind such coverage purports to offer, our experience has been characterized by delay, non-responsiveness, and an outcome that effectively leaves the insured without meaningful assistance during an urgent heating failure.
