What Influences Price
There are several common issues or add-ons homeowners may discover they need to work into their budget during a furnace replacement. We have listed average prices for them when we have cost estimates available:

- Do you need a permit? Yes, you do, and permitting in the Chicago metro area is typically stricter than in other parts of the state.
- Issuing authority: Chicago Department of Buildings — Mechanical permits via Express Permit Program or standard review.
- Typical fee range: ~$100–$300 (varies by project valuation)
- Inspection requirement: Yes — final inspection is required once installation is complete.

- ComEd: ComEd does not currently offer rebates on furnaces themselves, but they do offer up to $100 rebate if you are replacing your furnace blower motor (ECM), up to $75 on ENERGY STAR certified smart thermostats, and discounts on installing or replacing a heat pump if you would like to explore that as an alternative to a furnace.
- Peoples Gas: If you are served by Peoples Gas, you can find rebates on gas furnaces up to $200 for a 95% or greater AFUE furnace and up to $225 for a 97% AFUE or greater furnace. On that same linked page, you will see that if you install a programmable thermostat at the same time as your new furnace, they offer a rebate of $20. Smart thermostats may qualify for a rebate of $25. Additionally, you can earn a rebate up to $725 if you are replacing an electric furnace with a gas furnace. You can save up to $500 if you are replacing one gas furnace for another gas furnace.
- Nicor Gas: Nicor offers rebates for high-efficiency furnaces. Installing a new furnace with an AFUE rating of 95% or greater can earn you a rebate up to $100 (and if you include a smart thermostat with that installation, the rebate goes up to $150). A more efficient 97% AFUE furnace can earn a rebate up to $175 (or $225 with a smart thermostat).
