In 2003, Dallas began implementing their Green Building Program. At this time, the laws in place only apply to new residential and commercial buildings. Because of this, there are no laws in place that mandate that certain roofing materials be used to replace the roofs of already existing homes.

If a manufacturer wants to place ENERGY STAR® labels on the roofing products they manufacture, they must follow these requirements. ENERGY STAR® requires low-slope roofs to have a solar reflectance index of 0.65 or more and steep-slope roofs to have a solar reflectance index of 0.25 or more.

If you plan to hire a contractor to install your roof, they do not have to have a general builder’s license. However, it is required for any contractor with employees to carry workers’ compensation insurance that will cover the cost of medical expenses or missed work time if an employee is injured while working on your home.

Maintaining the Life of Your Roof on Your Dallas Home

The life of most roofs is 15 years or more, and many will last between 20 and 25 years before they need replaced. The key to extending the life of your roof is performing regular inspections and repairing any problems immediately, before they evolve into more serious problems. Roofing professionals suggest that homeowners do a full inspection of their roof once or twice a year. Additionally, if the area where you live experiences extreme weather it is smart to perform additional inspections to check for debris or damage.
